There are no closing costs. The documentation and title fees are normally
under $200.00.

A. Currently, the state of Arizona does not charge sales tax on resale or used mobile
homes. State and local sales taxes are charged for new mobile or manufactured homes.
Q. What
types of ammenities do mobile home parks have?
A.
Ammenities vary from park to park. Most have a pool and laundry facilities;
some have indoor pools, jaccuzis, and recreation facilities. Ask your
Golden Sun Housing representative about ammenities at the park you are
interested in.
Q. What
types of rules do parks have?
A. Park rules vary. They are designed to maintain the value and safety
of the property and park grounds. Ask your Golden Sun Housing representative
about rules at the park you are interested in.
Q. What
are the park rules on pets?
A. Parks have various pet rules. Some parks have "no
pet" areas, some have size and breed restrictions. Your Golden
Sun Housing representative can inform you about a specific parks' rules.
Q. Can
I get into any park?
A. Some communities have age restrictions (55+, etc.),
and all parks require an application be filled out. Always apply before
entering a contract to purchase a mobile home. We can assist you with
filling out the application.
Q. How
much is the Park Rental Application fee?
A. Most parks charge $25/resident application fee. This
covers the cost of criminal background checks and credit checks.
Q. Are
manufactured homes energy efficient?
A. Some mobile homes have dual paned windows and improved
insulation. Additionally, energy efficiency is maximized by the lack
of high cathedral ceilings that waste energy in conventional housing.

are the property taxes on a mobile home?
A. The property taxes are based on the value of the mobile
home. Your Golden Sun Housing representative can give you an estimate
based on last years taxes for a specific home. Golden Sun Housing also
makes certain there are no tax liens or encumberances on all the homes
we sell.
